Son bir y\u0131lda imarl\u0131 ve tarla stat\u00fcs\u00fcndeki arsalarda fiyat de\u011fi\u015fimleri y\u00fczde 200 oranlar\u0131na ula\u015ft\u0131.<\/span><\/p>\n<p><span style=\"font-family: arial, helvetica, sans-serif; font-size: 14px;\">\u0130stanbul\u2019u tan\u0131mlamada kullan\u0131lan \u2018ta\u015f\u0131 topra\u011f\u0131 alt\u0131n\u2019 s\u00f6ylemi de\u011fi\u015fiyor. Arsa yat\u0131r\u0131mc\u0131s\u0131 bir y\u0131lda alt\u0131n yat\u0131r\u0131mc\u0131s\u0131ndan 3 kat fazla kazand\u0131. 9 Temmuz 2022 y\u0131l\u0131nda 966 liradan sat\u0131lan gram alt\u0131n tam bir y\u0131l sonra bug\u00fcn 10 Temmuz 2023\u2019te 1630 liradan al\u0131c\u0131 buluyor. Alt\u0131ndaki bir y\u0131ll\u0131k fiyat de\u011fi\u015fimi y\u00fczde 68 oldu. Bir y\u0131lda y\u00fczde 68 kazand\u0131ran alt\u0131na k\u0131yasla \u00f6zellikle \u0130stanbul b\u00f6lgesindeki arsalarda fiyat art\u0131\u015flar\u0131 y\u00fczde 200\u2019leri a\u015ft\u0131.<\/span><\/p>\n<p><span style=\"font-family: arial, helvetica, sans-serif; font-size: 14px;\">Konuyla ilgili g\u00f6r\u00fc\u015f veren Gayrimenkul Uzman\u0131 B\u00fclent \u00d6zt\u00fcrk, 2022 y\u0131l\u0131ndaki pandemi ve sonras\u0131ndaki \u0130zmir ile 6 \u015eubat\u2019ta ya\u015fad\u0131\u011f\u0131m\u0131z deprem felaketleriyle birlikte arsalara olan talebin g\u00fcnden g\u00fcne olduk\u00e7a artt\u0131\u011f\u0131n\u0131 belirterek, \u201cTalebin artmas\u0131nda ba\u015fka etkenlerde s\u00f6z konusu; son y\u0131llarda konuta eri\u015fimde maliyet, finansman ve fiyatlar\u0131n artmas\u0131yla ciddi problemler ya\u015fan\u0131yor. Bu tabi arsalara olan ilgiyi olduk\u00e7a art\u0131rd\u0131. 6 \u015eubat\u2019taki depremden sonra \u0130\u00e7 Anadolu B\u00f6lgesi\u2019nin bat\u0131 taraf\u0131ndaki Eski\u015fehir, Beypazar\u0131 gibi b\u00f6lgelerde talep art\u0131\u015f\u0131 ve do\u011fal olarak fiyat y\u00fckseli\u015fi ya\u015fand\u0131. Pandemide izole ya\u015fam isteyen ve konuta eri\u015fim s\u0131k\u0131nt\u0131s\u0131 ya\u015fayanlar ise daha fazla \u0130stanbul\u2019un yak\u0131n b\u00f6lgelerinde, ayn\u0131 zamanda Ege\u2019nin kuzey b\u00f6lgeleri ve Antalya\u2019da yo\u011fun bir \u015fekilde arsa talebinde bulundu\u201d dedi.<\/span><\/p>\n<p><strong><span style=\"font-family: arial, helvetica, sans-serif; font-size: 14px;\">\u201cFiyat art\u0131\u015flar\u0131 y\u00fczde 200\u2019leri a\u015ft\u0131\u201d<\/span><\/strong><br \/>\n<span style=\"font-family: arial, helvetica, sans-serif; font-size: 14px;\">Saha \u00e7al\u0131\u015fmalar\u0131ndan elde ettiklerini sonu\u00e7lar\u0131 payla\u015fan \u00d6zt\u00fcrk, bir y\u0131lda arsa fiyatlar\u0131n\u0131n y\u00fczde 200\u2019lere ula\u015ft\u0131\u011f\u0131n\u0131 belirterek, \u201cYapt\u0131\u011f\u0131m\u0131z analizlerde ortalama bir imarl\u0131 arsan\u0131n fiyat art\u0131\u015f\u0131 y\u0131ll\u0131k y\u00fczde 200\u2019lerin \u00fczerinde oldu\u011funu g\u00f6rd\u00fck. T\u00fcrkiye\u2019de gerek d\u00f6viz ve alt\u0131n fiyatlar\u0131ndaki art\u0131\u015fa bakt\u0131\u011f\u0131m\u0131z zaman arsa fiyatlar\u0131ndaki art\u0131\u015f\u0131n bunlardan \u00e7ok daha yukar\u0131da oldu\u011funu g\u00f6r\u00fcyoruz. \u015euanda gerek konut gerekse arsa enflasyon oran\u0131n\u0131n \u00e7ok \u00fczerinde de\u011fer kazan\u0131yor, dolay\u0131s\u0131yla yat\u0131r\u0131mc\u0131s\u0131na y\u00fcksek oranda k\u00e2r yapt\u0131rm\u0131\u015f oluyor\u201d diye konu\u015ftu.<\/span><\/p>\n<p><strong><span style=\"font-family: arial, helvetica, sans-serif; font-size: 14px;\">\u201cArsa k\u0131sa vadeli bir yat\u0131r\u0131m arac\u0131 oldu\u201d<\/span><\/strong><br \/>\n<span style=\"font-family: arial, helvetica, sans-serif; font-size: 14px;\">Son 3 y\u0131ld\u0131r arsalar\u0131n ciddi bir yat\u0131r\u0131mc\u0131 olarak g\u00f6r\u00fcld\u00fc\u011f\u00fcn\u00fc kaydeden \u00d6zt\u00fcrk, \u201cArt\u0131k 2020\u2019den beri insanlar arsay\u0131 bir yat\u0131r\u0131m arac\u0131 olarak g\u00f6r\u00fcyor. O nedenle arsalar \u00e7o\u011funlukla bir kullan\u0131m ve ihtiyaca y\u00f6nelik olarak de\u011fil, bir yat\u0131r\u0131m arac\u0131 olarak hayat\u0131m\u0131za girdi. 2023 y\u0131l\u0131nda gayrimenkulde konut d\u0131\u015f\u0131 sat\u0131\u015flar\u0131n y\u00fczde 58\u2019e vard\u0131\u011f\u0131n\u0131 g\u00f6r\u00fcyoruz\u201d \u015feklinde konu\u015ftu.<\/span><\/p>\n<p><strong><span style=\"font-family: arial, helvetica, sans-serif; font-size: 14px;\">Arsa yat\u0131r\u0131mlar\u0131nda mutlaka dikkat edilmesi gerekenler<\/span><\/strong><br \/>\n<span style=\"font-family: arial, helvetica, sans-serif; font-size: 14px;\">Sat\u0131\u015flar\u0131n artmas\u0131n\u0131n beraberinde suistimalleri de getirdi\u011fini anlatan \u00d6zt\u00fcrk, \u201cArsa \u00e7ok teknik bir i\u015ftir. \u0130nsanlar a\u00e7\u0131s\u0131ndan hemen kavranabilecek bir olgu de\u011fildir. Arsa vard\u0131r, tarla vard\u0131r, kimi tar\u0131m arazisidir, kimisi turizm arazi, kimisi sanayi arazisi olarak kullan\u0131l\u0131r. Toplumumuz bu konulara h\u00e2kim olmad\u0131\u011f\u0131 i\u00e7in bir tak\u0131m problemler ortaya \u00e7\u0131kt\u0131.<\/span><\/p>\n<p><span style=\"font-family: arial, helvetica, sans-serif; font-size: 14px;\">Arsa yat\u0131r\u0131m\u0131nda dikkat edilmesi gereken \u00e7ok \u00f6nemli noktalar var. Arazilerin mutlaka imarl\u0131 olmas\u0131na bak\u0131lmas\u0131 gerekiyor, kendilerine g\u00f6sterilen arsan\u0131n Tapu ve Kadastro Genel M\u00fcd\u00fcrl\u00fc\u011f\u00fc\u2019nden parsel sorgulamas\u0131 yap\u0131lmas\u0131, altyap\u0131n\u0131n yak\u0131n\u0131n olup olmad\u0131\u011f\u0131 veya arsan\u0131n i\u00e7erisinde altyap\u0131 olup olmad\u0131\u011f\u0131na bak\u0131lmas\u0131 gerekiyor.
